Sands of Kahana is a Full-Service Oceanfront Resort on Kahana Beach

Sands of Kahana is one of the larger condo-resort complexes on the West Maui coast: 196 units across four buildings on roughly seven acres of oceanfront grounds in Kahana, midway between Kāʻanapali and Kapalua.

The property runs more like a hotel than a typical condo building: 24-hour front desk, on-site dining, an activities concierge, and a recreation lineup that includes two swimming pools, two hot tubs, lighted tennis and pickleball courts, a 9-hole putting green, basketball and volleyball courts, and kayak and paddleboard rentals directly from the beach.

The unit sizes back up the resort-scale amenities: layouts range from 1-bedroom to 3-bedroom configurations, with the larger units running over 2,000 square feet including penthouse loft designs.

The condos MPP Vacations manages at Sands of Kahana include a range of sizes. AC offerings vary by unit: some have split-zone systems, others use portable units, and some rely on ceiling fans and trade winds.

Laundry availability also varies by unit. Every MPP unit has a full kitchen and a private lanai. The front desk handles parking and check-in logistics on arrival.

Sands of Kahana charges a resort fee of $75, paid directly to the on-site front desk at check-in. This covers the full run of resort amenities: pools, courts, equipment, fitness centers, and beach access.

While Sands of Kahana is situated right on the water, beach sizes in Maui are prone to seasonal shifts and tide changes.

The beach at the property is sandy at the waterline with a barrier reef roughly 100 yards offshore. The reef creates calm, protected water inside the break: snorkeling conditions that bring guests back to the property beach rather than driving to other spots.

Nāpili Bay is a 5 minute drive north for calmer protected water and consistent turtle sightings. D.T. Fleming Beach Park (wide golden sand, among Hawaiʻi’s best beaches) is about 10 minutes north. Local Kahana dining includes Miso Phat Sushi (featured on Diners, Drive-Ins and Dives), Dollie’s Pub & Cafe, and Merriman’s Kapalua a few minutes further north for farm-to-table dining with ocean views.
