At MPP Vacations, we manage 300+ ocean view vacation rentals across West Maui and South Maui, the largest ocean view selection from any locally owned management company on the island.
Whether you’re looking for a high-floor Kāʻanapali condo with panoramic Pacific views, a Kapalua villa overlooking the coastline, or a sunset-facing retreat in Kīhei or Wailea, you’ll find ocean view accommodations across Maui’s most sought-after resort communities.
As Maui’s leading locally owned and operated vacation rental management company, we know that the right view can transform a vacation, and we’re here to help you find it.
Both categories put you close to the water, but they aren’t the same thing, and the difference matters when you’re choosing where to stay. It’s one of the most common questions we hear during the booking process.
Beachfront means the property sits directly on a sandy beach. You walk outside, and your feet hit sand. At MPP, beachfront rentals are a curated category with properties where an actual swimmable beach is right at your doorstep.
Ocean view is a broader category. It includes properties with direct views of the Pacific, from upper-floor condos looking out over the coastline to oceanfront properties on rocky shorelines and elevated ridge villas with panoramic views stretching to the neighboring islands. If you can see the ocean from your living room, your lanai, or your morning coffee spot, it belongs here.
That breadth is the point. Ocean view rentals give you the visual connection to the water, the sunsets, the whale spouts during winter, the color shifts from turquoise to deep blue as the day moves, without limiting your search to properties that sit on sand. More options across more areas, more floor plans, and often more availability during peak season.
All beaches in Hawaiʻi are public by law, so wherever you stay, beach access is never far.
MPP Vacations’ Maui ocean view rentals span the island’s two most popular coastlines, each with its own character.
The Kāʻanapali resort corridor is where you’ll find the highest concentration of ocean view condos, multi-story properties where upper floors look out over the Pacific toward Lānaʻi and Molokaʻi. We’ve watched the upper-floor units along this stretch book fastest during whale season, when the elevated sightlines put you at the right angle to catch spouts from your lanai.
Just south, Lāhainā offers ocean view accommodations overlooking the Pacific in one of Maui’s most historic coastal communities.
North of Kāʻanapali, the Kahana and Nāpili stretches offer a quieter pace with smaller-scale complexes, many of them set right along the rocky shoreline or tucked above protected bays. Kapalua rounds out the west side with ridge and bay villas that trade direct beach frontage for sweeping elevated views of Oneloa Bay and the open ocean.
Kīhei and Wailea run along Maui’s sunnier, drier southwestern coast. Ocean view condos here tend to face west, which means direct sunset lines from your lanai most evenings. Kīhei offers more variety across price points, while Wailea leans toward the resort end of the spectrum.
South Maui is 20-30 minutes from Kahului Airport; West Maui’s Kāʻanapali corridor is about 45 minutes, with Kapalua a bit farther. Both coasts put you within a reasonable drive of Haleakalā, Māʻalaea Harbor (where Molokini snorkel trips depart), and the Road to Hāna.
Every MPP Vacations rental, ocean view or otherwise, comes with a starter supply kit (soap, shampoo, conditioner, body wash, paper goods, dishwasher tabs, and laundry detergent) plus beach gear (towels, chairs, and a cooler) for your stay. Beyond the basics, what varies by property is what makes the browsing worth your time.
Views range from panoramic to angled. In our experience, matching guests with the right unit, the listing photos give you a reliable preview of what you’ll actually see. A 9th-floor Mahana condo gives you a full-horizon Pacific view. A ground-floor Kīhei unit might frame the ocean between palms. Both count as ocean view, they just hit differently. The listing photos and descriptions for each property show exactly what you’ll see.
Amenities vary by resort and unit. AC, in-unit laundry, pool access, parking, these differ across properties and sometimes across units within the same resort. Each listing on the MPP rentals page spells out exactly what’s included so there are no surprises at check-in.
Every reservation includes free activities through Xplorie, one complimentary ticket per activity, each day of your stay. Options range from whale watches (seasonal, December through April) to sunset dinner sails, farm tours, and cultural experiences. It’s one of the perks of booking with a locally owned management company instead of a national platform.
