Papakea has 13-Acre Oceanfront Gardens with Koi Ponds, Pickleball, and No Resort Fees

Papakea sits on 13 oceanfront acres at the northern end of Kāʻanapali on Lower Honoapiʻilani Road: a low-rise, garden-style resort where the buildings (lettered A through L) are tucked between immaculately landscaped grounds, koi ponds, and clusters of red ginger and red palms.

The resort is one of the quieter, more residential addresses on this stretch of West Maui, with the beach a short walk west across the lawn.

The amenity stack is unusually deep for a condo property (two heated oceanfront pools, two hot tubs, two tennis courts, a dedicated pickleball court, two putting greens, shuffleboard, poolside cabanas, and BBQ pavilions), which is why it pulls a heavy repeat-guest mix.

The condos Maui Paradise Properties manages at Papakea span studios, 1-bedroom, 2-bedroom, and 3-bedroom layouts across the resort’s twelve low-rise buildings. The 2-bedrooms sleep up to six; the 3-bedrooms sleep up to eight.

MPP units have a fully equipped kitchen with dishwasher, oven, and stainless appliances, in-unit washer/dryer, smart streaming TVs, ceiling fans, and a private lanai. AC offerings vary by unit at Papakea: some MPP units have split-zone AC throughout, others have split-zone AC in the master and main living area only. The MPP team can match you to the configuration that fits how you sleep. View orientation also varies by building and floor (direct oceanfront, partial ocean, garden).

Two practical details worth knowing before you book. The good news: Papakea has no resort fees, and on-site parking is included.

The resort is running a canal repair project from December 17, 2025 through mid-September 2026 with crews on-site Monday through Friday, 8am to 5pm.

Guests during that window may experience construction noise during work hours and some parking-area staging; holiday work is not expected.

Whalers Village is roughly a 5 to 10 minute drive south. Nāpili Bay snorkeling and Kapalua are a 5 to 15 minute drive north. During humpback whale season (December through April) the channel offshore brings whale activity close to the resort’s oceanfront lawn.
